Free Home Staging
When you are selling a house, it is quintessential that you make it appear at its best state to attract potential buyers. This is where home staging comes in handy.
Staging a house is a decorating method, aimed at highlighting a house’s most impressive assets and exciting potential buyers, such that they could imagine themselves moving in and living there. When the right staging is done, it shouldn’t be a hassle selling the house quickly.
Statistics have shown that almost 50% of buyer’s agents attest to the fact a good home staging has a huge effect on how a buyer views a home. About 77% of these numbers are saying that it makes it easier for buyers to visualize the property as their own. On the sellers’ agent side, 21% report that home staging increases the value of a home between 6% and 10%, and 39% note that it greatly decreases the total amount of time a home remains on the market.
Organize & Declutter
Simplify your living spaces. Remove and store unnecessary furnishings. This is to allow better traffic flow in each room. Clear off kitchen countertops and free the bathroom of any personal toiletries which overall will portray a more spacious environment. Organize and declutter shelves, closets, and cabinets. Pack away family portraits and other personal items that may portray a seller’s personality so it is easier for potential buyers to see themselves living in the home.
Clean & Neutralize
The house cannot be too clean. Period! Think fresh. A great cleaning company is clever to recommend. Note that buyers may poke into places that casual visitors wouldn’t, so make sure hidden spots are cleaned too. To let in as much natural light as possible, keep the blinds and curtains open. Also, if any of the rooms in the home are painted a deep exotic or bright neon color then it is best to neutralize each room by having walls painted a nice warm color.
Replace & Renovate
Evaluate repairs. Do a walkthrough of the home and take note of flaws like stains on carpets, holes in walls, loose cabinet knobs, etc that can easily be repaired or replaced. Inspect all major appliances as well. Never forget about the exterior of the home! The more repairs that are taken care of before listing your home the less your potential buyer will request during the inspection period and the more move-in ready your home will be.
Prime curb appeal, the first impression your potential home buyer will have of your house will be of the exterior. Get a fresh coat of paint on the main door, a nicely trimmed lawn, and add some fresh flowers in a garden or potted plants on the front porch are easy and soothing to the eye. Are those house numbers even visible?
